Home prices across Hamilton have softened this year — average price down roughly 10% year over year. That headline sounds scary. For move-up buyers with strong equity, it's actually an opportunity.
The math that matters: Your equity is a fixed dollar amount. If the home you're buying has also come down in price, your equity now covers a larger share of it than it would have two years ago.
A real example: A family with $280,000 in equity two years ago could put that toward a home priced at market peak. Today, that same equity goes further against a softer-priced move-up home — the gap between "what I have" and "what I need to borrow" has shrunk.
Bottom line: Falling prices hurt sellers with no next move. For move-up buyers, they can be the best kind of two-sided opportunity.
