Short answer: not broadly — but pockets of competition are real. With months-of-inventory still elevated compared to the frenzied years, most of the market favours buyers. But well-priced, move-in-ready homes in top school catchments are still moving fast.
Where competition is showing up: Detached homes under a certain price point in high-demand family neighbourhoods, listed at a realistic (not inflated) price.
Where it isn't: Larger, higher-priced homes and anything needing visible work — those are sitting longer and seeing price adjustments.
Bottom line: This isn't 2021 across the board, but the right home in the right neighbourhood can still move quickly — know which category you're shopping in before you get surprised.
