Cornerstone Region – August 2026

The combined Cornerstone region recorded 1,274 sales in August 2026, down 11.9% from August 2025. Active listings fell 8.3% to 5,660 homes for sale, while new listings declined 15.1%, suggesting sellers are also pulling back. The median sale price settled at $685,000 – a 4.2% decrease year-over-year.

Homes are taking about 29 days to sell on average, which is 16% longer than last year, and buyers are receiving 97.5 cents on every dollar of list price. At the current pace of sales, there is a 4.3-month supply of homes on the market – a balanced-to-slightly-soft condition.

Hamilton

Hamilton recorded 259 sales in August, down 12.2% from a year ago. New listings fell sharply – down 18.7% – which is pulling active inventory lower as well (1,251 homes for sale, –13.7%). The median sale price was $624,000, a 4.0% year-over-year decrease.

Homes are averaging 30 days on market (up 15.4%) and sellers are accepting 97.5% of list price. With 4.4 months of supply, Hamilton sits firmly in balanced-market territory.

Burlington

Burlington saw 164 sales in August 2026, a 14.1% year-over-year decline. The median price of $900,000 represents a 13.0% drop from August 2025 – the largest price correction of any area in our report. With only 548 active listings (down 14.2%), Burlington remains a tighter market by inventory count, though 30-day average days on market suggests buyers are being deliberate.

At 3.3 months of supply, Burlington is the closest to a sellers’ market in the region, and the sale-to-list ratio of 97.3% is consistent with the rest of the area.

Brantford

Brantford stands out from the rest of the region in a significant way: it is the only market where the median sale price increased year-over-year, rising 4.0% to $590,000. And homes here are selling in just 19 days on average – 38.7% faster than August 2025.

Sales volume fell 22.7%, which is the steepest decline in the region, but with new listings up 11.6% and homes for sale up 7.5%, Brantford has more choice for buyers. The 5.0-month supply figure is the highest in the region, yet prices are holding – which points to a market where demand for specific, well-priced homes remains strong.
