July 2026 capped a pivotal 90-day stretch that reveals where this market is actually headed. Looking at May through July together — the clearest picture: supply is contracting, demand is softening but not collapsing, and prices are correcting modestly from spring peaks. Across ITSO, sales slipped to 2,376 in July (−13.9% YoY), continuing the trend from June's 2,604 and May's 2,639. New listings declined sharply month-over-month (6,075 → 5,974 → 4,941), compressing available inventory even as homes for sale remains elevated. The bottom line: sellers who priced right in May and June sold. July rewards patience on the buy side and realism on the sell side.

Hamilton's 90-day arc: 344 sales in May → 346 in June → 302 in July. Median price slid steadily from $630,000 → $620,000 → $610,000 — a $20,000 drift over three months. Days on market crept from 22 to 25 to 29. Inventory eased from 1,367 to 1,322 by July, suggesting some sellers are delisting rather than cutting price. At 4.6 months of supply, Hamilton is balanced with a slight buyer lean — real negotiating room without the market being paralyzed.

Burlington

Burlington was the 90-day standout. Sales climbed from 226 (May) to 241 (June) before retreating to 179 in July. The median price crossed $1,000,001 in June — Burlington's first million-dollar month in 2026 — before correcting to $917,500 in July. At $575/sqft in July (+5.3% YoY), Burlington's smaller-format product is actually appreciating. Months of supply tightened from 4.0 → 3.7 → 3.5, making Burlington the most competitive market heading into fall.

Brantford

Brantford's 90-day story: consistent volume (135 → 104 → 108 sales), a price correction ($592K → $609K → $570K), and the fastest days on market in the region at 23 days — flat all three months. July's +8.0% YoY sales gain is the only area to post year-over-year growth. At $569,950 median with 4.8 months of supply, Brantford offers the combination of affordability and liquidity that neither Hamilton nor Burlington can match right now.

Burlington is the only area to post a YTD sales gain (+2.8%) — driven by June's breakout month.

Context & Outlook

Three months of data tell a coherent story — and set up an interesting fall:

  • Supply is self-correcting. New listings fell from 6,075 to 4,941 over May–July. Sellers are hesitating, which limits buyer choice but also prevents a glut. If this continues into August, inventory will plateau — shifting the balance back toward sellers faster than many expect.
  • Burlington's June was a preview, not an outlier. The demand cohort that pushed Burlington to 241 sales and $1M median in June didn't disappear — it paused. Watch for September re-engagement as rate expectations firm up.
  • Brantford is the most underappreciated market in the region. At $569,950 median with 23-day average selling time and real buyer leverage at 4.8 months of supply, it offers affordability and liquidity that Hamilton and Burlington can't match right now.
  • Price per square foot tells the real story in Burlington. At $575/sqft (up 5.3% YoY), the premium buyers assign to Burlington's lifestyle and school zones is intact — a signal the million-dollar median isn't a ceiling.
  • Bank of Canada decisions remain the lever. Each cut brings buyers off the sidelines quickly. The fall market will be shaped almost entirely by what happens with rates in August and September.

For buyers: The May–July window offered the most negotiating room in three years. Whether that extends into fall depends on rate decisions and how quickly sellers return to market. Act on known inventory now rather than waiting for hypothetical better conditions.

For sellers: June showed what happens when pricing is right — Burlington's sellers moved 241 homes. July showed what happens when it isn't — rising days on market and stale listings. Price to today's market, not last year's.
